Maximum loan to value
  Land   75% of purchase price/valuation
  Construction   75%, or up to 100% of construction costs, with a correspondingly lower site loan
  Interest   Accrued and repaid from sales
  Property Finance Partnership Limited, our mezzanine and equity finance sister company, is often able to increase these facilities to 90% of cost or by Joint Venture to 100% of cost.

Security
      Usually:

  • First Legal Charge over the Freehold/Leasehold property
  • Floating Charge over the Company
  • Corporate or Directors' Guarantees for an agreed sum

      6 months - 2 years

  • Base Rate or LIBOR plus 1.5% - 2.0%
  • Accrued and repaid out of sales proceeds
